New Bill Could Relieve California Homeowners of Paying Forgiven Debt Tax

Yesterday the California Senate voted 21-15 to approve legislation that would relieve the tax liability of California homeowners from who have had forgiven debt from a foreclosure or short sale.  The bill will make changes to the state’s law to make it more consistent with the federal tax law.

The bill is now in front of the governor and if signed it will become immediately effective.  It is retroactive to include the 2009 tax year and the exemption on state taxation of forgiven mortgage debt would remain in force through 2012.

Bad MLS Photo Of The Week 3/10/2010

One of the most important marketing tools you have to sell a home are the photographs.  Sometimes we “share” funny photos we find in the Shasta County MLS and have decided to add the “Bad MLS Photo” series to our Blog.  We’ve saved several photos over the years and figured it’s time to start sharing some of them with you.

First off, let me apologize if you see your home listed here.  If your home is for sale, it might be a good idea to take some new photos.  If it’s not your first time seeing these photos; what were you thinking?

Redding Home Sales February 2010

Redding home sales were relatively flat when compared to February last year.   February 2010 had 56 home sales reported in the Shasta County MLS compared to 2009’s 57 homes.

The median sales price for Redding homes was $243,246, just slightly higher than last year’s price of $241,054.

Price per square foot for Redding homes dropped slightly from last year’s $142.12 to this year’s $129.51.

Overall the Shasta County MLS had a 132 homes sold in February 2010 which is higher than last month’s 108 home sold.

How Banks Can Profit When You Lose Your Home

As a veteran of processing over 100 short sales in Redding and Shasta County I can tell you; sometimes things just don’t add up.  Many times I’ve seen banks turn down offers and later sell the property after foreclosure for less than our original offer.  How can this be?  It just doesn’t make sense, or does it?

F.Y. I you will hear the term “HELOC” in the video.  HELOC stands for Home Equity Line Of Credit.  In our area, many residents of Redding have used heloc funds to improve their homes or purchase cars ect.  One of the reason construction is down in Redding or all of Shasta County is due to funds drying up as heloc loans are almost impossible to obtain throughtout Shasta County and most other parts of California.

Redding Home Sales for January

Redding homes sales were up when compared to last January, however price per square foot and the median home price continue to decline.

The Shasta County MLS has 63 homes sold in Redding for January 2010 and 55 for January ’09.  The average sold price per square foot for Jan ’10 was $127 compared to $137 this time last year.

The median home price also declined from $241,988 last January to $219,131 this month.

Newer homes in Redding continue to hold stronger values with the average sales price being $286,172 and an average price per square foot of $155.90.

Shasta County home sales also saw in increase from 98 homes sold this time last year to 108 this January.

California’s December Foreclosure Report: A Dramatic Drop In Activity

ForeclosureRadar a website that tracks California foreclosures, issued its monthly California Foreclosure Report for December 2009. Foreclosure activity dropped dramatically in December, especially when looked at on a daily average basis. For example while Notices of Default dropped 17.5 percent in aggregate, they actually dropped 32.5 percent on a daily average basis due to the fact that December had 22 days on which documents were recorded, versus 18 in November.
