The property at one point lies on both sides of Bear Creek which traverses the North boundry of the property.There is a fairly large underground source of water originating on the property and flowing into Bear Creek. Both Sheridan Creek and Shingle Creek terminate in Bear Creek on the property.The property has 1/12 right to water from Sheridan Creek. The ditch traverses several other parcels through a weir and pipeline to serve the Klassen Ranch, which is the last property receiving water from the Ditch. There are two ponds on the ranch. There is an abundance of wildlife on the property including; deer, turkey, quail, fox, raccoon, coyote, mountain lion, trout, wild peacocks, squirrel and much more. This could be a fantastic hunting operation with a little habitat improvement. The property has never been burned or logged. Brush was cleared from a portion of the property 2004 as a fire preventative but has mainly grown back. The large amount of Class 1 equivalent soil is unique in the area as adjacent properties have large quantities of surface rock. The soils together with abundant water make ideal growing conditions for vegetable, fruit stocks or wildlife habitat improvement.
